Water from outside, whether rising water from a flooded yard or rain entering through storm damage, is often contaminated with soil, fertilizer and sometimes sewage. Porous materials it soaks, like carpet, pad and the bottom of drywall, usually need to be removed rather than dried, and hard surfaces need cleaning and disinfecting.

Never walk or drive through floodwater. Don't enter a flooded room if the water could reach outlets or appliances while the power is on; call your electric utility if you cannot shut it off safely. If a roof opening is letting rain in, get it tarped or repaired so the drying can actually work.

Insurance treats rising floodwater differently from rain that comes through a storm-damaged roof, and standard homeowners policies typically exclude flood. Photograph everything and ask your insurer which coverage applies.
